What our fee covers
If you and your fellow leaseholders want more control over how your building is run, Right to Manage is usually the most cost-effective way to achieve it. Because RTM does not involve buying the freehold — unlike collective enfranchisement — the costs are far lower and there is no premium to pay your landlord.
At RTMF we believe the cost of acquiring Right to Manage should be clear from the outset. We offer a bespoke, fixed-fee service with no hidden extras, so you know exactly what your block will pay before you commit.
Our standard fee covers the full process incorporating the RTM company and processing the claim, which includes the following steps:
- Prepare articles of association for the RTM company
- Incorporation of the RTM company
- Carry out Land Registry searches for each freehold and leasehold title
- Validate consenting leaseholders
- Prepare register(s) of members
- Prepare and give any necessary s.78 Notice inviting participation
- Prepare and give s.79 Notice(s) of claim to acquire the right
- Respond to any information request from the landlord
- Consider the response to any negative counter-notice(s) (if received)
What will it cost each leaseholder?
Our fee is shared equally between the leaseholders who support the claim — so the more of your neighbours who join in, the less each household pays. Here's what that looks like in practice:

As the figures show, getting as many qualifying leaseholders on board as possible is the simplest way to bring down the cost to each household. In a 6-flat block the cost is £335 each with four supporters, but just £223 each if all six take part. The same applies in a 10-flat block: around £271 each with 7 supporters, dropping to £190 each when all 10 join in.

Our fee for taking a block through the full Right to Manage process is a base charge of £500, plus £140 for each flat in the applicant block, plus VAT. That total is then divided equally between the leaseholders who support the claim.
If your claim is challenged
In our experience, around 90% of RTM claims are unopposed. Where a claim is disputed and it becomes necessary to make an application to the First-tier Tribunal or the Court, the cost of professional representation is subject to an additional charge — usually in the region of £1,500 to £2,500 plus VAT.
The figures above are a guide rather than a cap and where a case escalates further the cost can rise. How much depends on the nature and extent of the freeholder's objection.

Post-acquisition RTM services
Acquiring the Right to Manage is the beginning, not the end. Once your RTM company is up and running there are two optional services many of our clients choose to take on:
Registration of RTM Acquisition
Your RTM company may instruct RTMF to register the acquisition of the Right to Manage with HM Land Registry. Registering against the freehold title means anyone reviewing it — conveyancers, local authorities and others — will see that the management functions under the lease sit with your RTM company. Our fee for this one-off application is £275 plus VAT.
Secretarial Service
If you would like to keep your RTM company secretary independent of any managing agent you appoint, we offer an annual secretarial service for £282.00 plus £1.00 per flat in the block + VAT. This does not include property management, but does include:
- provision of a company secretary
- registered office provision
- holding and maintaining the register of members
- preparation and filing of the confirmation statement (including the filing fee)
- filing of the RTM company accounts
